What I Tell Every Seller Who Asks Me — What Is My Home Worth?

It is the first question almost every seller asks me.

Sometimes they ask it casually — almost like they already know the answer and just want confirmation. Sometimes they ask it with real uncertainty, especially if they have owned their home for a long time and have no idea what the market has done since they bought it. Either way, it is always the starting point of an important conversation.

So what do I actually tell them?


The Honest Answer

The honest answer is that what your home is worth depends on more factors than most people realize — and the number in your head is not always the number the market will support.

I say that with respect, not to discourage anyone. I say it because my job is to give you accurate information so you can make the best possible decision. And accurate information starts with looking at the data — not guessing, not going off what your neighbor sold for three years ago, and not relying on an automated online estimate that has never actually seen your home.


What Actually Determines Your Home’s Value

When I sit down with a seller to talk about pricing, I am looking at several things —

Recently sold comparable homes — What have similar homes in your area actually sold for in the last 90 to 180 days? Not listed for. Sold for. That is the number that matters.

Active competition — What is your home competing against right now? If three similar homes are listed in your area at lower prices, it affects your position in the market, whether we like it or not.

Your home’s condition and updates — A home with a new roof, updated HVAC, and modern finishes commands a different price than a home that needs work. Both can sell well — but they need to be priced honestly to reflect their condition.

Location and lot — In Southern Ohio, lot size, views, and location relative to town all play a meaningful role in value. A home on acreage outside Hillsboro prices differently than a similar home in town.

Current market conditions — Is it a buyer’s market or a seller’s market right now? How long are homes sitting before they sell? What is the average sale-to-list price ratio in your area? These numbers shift, and they matter.


Why Online Estimates Are a Starting Point — Not a Final Answer

I get asked about Zillow estimates constantly, and I always give the same answer. Automated valuation tools are a reasonable starting point for curiosity. They are not a reliable basis for pricing your home.

Those tools work from public data — tax records, historical sales, and general neighborhood trends. They have never walked through your home. They do not know about the addition you built, the kitchen you renovated, or the condition of your roof. They also do not always account for hyper-local market nuances that an experienced Southern Ohio agent immediately picks up on.

Use them to get a general sense. Then talk to someone who actually knows the market.
